About Athalon
A development company built to keep what it builds.
01 — Who we are
New company, old discipline
Athalon Development Corp. is a real estate development company based in Calgary and working across Alberta. We were founded in 2026.
We are not going to dress that up as a long history. What we will tell you is why the company exists: to develop purpose-built rental housing in Alberta communities growing faster than their housing supply, and to own those buildings rather than sell them on.
Our first project, The Garrison in Fort Macleod, has an approved development permit and completes in 2027. Everything we learn on it goes into the next one.
02 — Method
How we work
Five phases. We run all of them, which is what separates a developer from everyone else on a site.
-
01
Land acquisition
We start with the town, not the parcel. Population trend, employment base, what has been permitted in the last five years, and what a household can actually rent today. If the numbers work we look for a site with services at the property line and a zoning path we can see from the outside. We underwrite before we offer, and we walk away from far more sites than we buy.
-
02
Approvals and entitlement
Rezoning, subdivision and development permits are where inexperienced projects die. We carry that risk rather than hand it to a partner. In practice that means going to council with a complete application, drawings that are real, and honest answers on traffic, parking and servicing — and budgeting the calendar the process actually takes rather than the one we would prefer.
-
03
Capital
Purpose-built rental is financed nothing like condominium. We structure debt and equity around a long hold, use the CMHC insured programs where a project qualifies, and model the deal on its operating years instead of a sale. Investors see the same underwriting we run for ourselves.
-
04
Design and construction
We manage the design team and oversee construction. We are not the contractor, and we do not pretend to be. The specification is set by whoever will pay to maintain the building for thirty years — which is us. That tends to produce durable envelopes, simple mechanical systems, and finishes that survive turnover.
-
05
Ownership and operations
We hold what we build. That single fact is the discipline behind every decision above. A shortcut taken in year one is a cost we carry in year fifteen, and we are the ones who carry it.
What we mean by quality
Quality
Judged at year twenty, not at handover.
Innovation
New methods when they lower cost or improve the building. Not for the announcement.
Sustainability
Efficiency that shows up on an operating statement.
Long-term value
We are the buyer of our own decisions.
Community
Fifty-one households is a real addition to a town of four thousand. We build accordingly.
Who we work with
We work with Alberta lenders, brokers, architects and trades, and with private investors who want exposure to purpose-built rental without operating it themselves.
We do not publish counterparty names on a website. If you are evaluating us as a partner, ask — and we will make the introductions directly.
We are a small company at the start of a long build-out. People who join now will do more, decide more and be more visible than they would at a large developer. That suits some people and not others.
We are interested in development managers, project coordinators, and anyone who has taken a building from raw land to occupancy and wants to do it again with less bureaucracy in the way.
Nothing formal is posted today. Send your CV anyway — we read every one, and we would rather meet you before we need you.
